A step by step guide to buying a Spanish property with Iberian HomesStep 1

Step 2
We will reply to emails within 12 hours. If you have contacted us on the telephone we will ask you to answer some straight forward questions in order to help us search for suitable properties. Some of our clients have already found what they are looking for but others may need a little helping hand.
Step 3
We will send you a portfolio/brochure of properties via email or post along with further area information and any other information that we feel will help expand your knowledge of buying a property in Spain. If there are no properties that you like or you have changed your mind on any of the details, then just let us know and we can start a new search. Feedback is always appreciated as it is sometimes difficult to gage an individuals taste.
Step 4
Simply book your flights and we can help you book your hotel, car, etc. We can arrange all of your pick up points and times with our agents so that everything is sorted out for you. Most clients do find this the easiest and least stressful way but we do understand some people like to make their own arrangements and meet our agents in their offices. This is not a problem for us. Always check with our English Office because in some of the areas we cover, we offer a money back scheme if you go on to purchase a property with us in Spain. This can help to cover the cost of your flights and accommodation.
Step 5
Once everything is confirmed we will send you out a letter outlining all the essential details of your trip and viewing times.
Step 6
Our agents will meet you at the arranged place.
Before you arrive in Spain our agents and ourselves will work on setting up your ideal property tour. However, if when arriving in Spain you then decide that your requirements have changed, please let us know as soon as possible.
Step 7
If you have not seen what you are looking for then simply let our agents know. As we are sure you will understand it is not possible to show every property that we have in your chosen area and so we will work with you to find the most suitable ones.
Step 8
If after your tour you have decided on a property but have further questions then give our agent a call and they will be happy to discuss these with you at length. Ask as many questions and view your chosen property as many times as necessary. Please do not think you are being awkward it is our job to help and it is your big move so this is very important.
Step 9
The Contract ... because some clients take some time to acquire the cash needed for the purchase, it is usual for a buyer and seller to make a contract. First with the buyer putting down a non-refundable deposit which reserves the property while the buyer arranges his/her transfer or arranges a mortgage. If for any reason the vendor (seller) pulls out, it is law in Spain that he/she must pay you twice the amount of your deposit as compensation.
Step 10
Open a bank account. Find and speak to a lawyer and start the ball rolling if you require a mortgage. We can help you with all of this of course.
Step 11
Don't think that once you are back home our job is done. I am sure you will have 20 more questions and we will endeavour to answer them all.
Step 12
If you have bought a new property there is often a next step payment. We will let you know when is the right time to transfer this money and how best to do it.
Step 13
After all the checks have been made by your lawyer and you are entirely happy then a date will be set for you to go to notary.
Step 14
Book your flights and then arrange with our agent and your lawyer to arrive about 4 to 5 days before so you can obtain your NIE Number as you need this to purchase your property.
Step 15
You, our agent, your lawyer and your bank manager will all be at notary. This is the time when you sign the Escriture De Compraventa. This is a final document that must be signed by you and the vendor in the presence of a Spanish notary in order to make the sale legally binding. You can arrange a power of attorney therefore, allowing another person to sign on your behalf if you cannot be present. This must be arranged in Spain when you decide on your purchase.
